SUBSTITUTED TRUSTEE'S NOTICE OF SALE

WHEREAS, on the 13th day of July, 2005, Sylvia Singley, a widow, 
executed and delivered a certain Deed of Trust unto Debera Bridges, 
Trustee for Citifinancial Real Estate Services, Inc., Beneficiary, to 
secure an indebtedness therein described, which Deed of Trust is 
recorded in the office of the Chancery Clerk of Wayne County, 
Mississippi in DT Book 1145 at Page 541; and
 
WHEREAS, by various assignments on record said Deed of Trust was 
ultimately assigned to J.P. Morgan Mortgage Acquisition Corp. by 
instrument recorded in the office of the aforesaid Chancery Clerk in 
Instrument# 202300715; and
   
WHEREAS, on the 17th day of December, 2024 the Holder of said Deed of 
Trust substituted and appointed Dean Morris, LLC as Substitute Trustee 
by instrument recorded in the office of the aforesaid Chancery Clerk in 
Instrument# 202403911; and
 
WHEREAS, default having been made in the payments of the indebtedness 
secured by the said Deed of Trust, and the holder of said Deed of Trust, 
having requested the undersigned so to do, on the 6th day of February, 
2025, I will during the lawful hours of between 11:00 a.m. and 4:00 
p.m., at public outcry, offer for sale and will sell, at the front steps 
of Wayne County Courthouse, 609 Azalea Drive at Waynesboro, Mississippi, 
for cash to the highest bidder, the following described land and 
property situated in Wayne County, Mississippi, to-wit:

300.0 FEET EAST OF THE NORTHWEST CORNER OF THE SE 1/4 OF THE NE 1/4 OF 
SECTION 29, TOWNSHIP 8 NORTH, RANGE 5 WEST, IN WAYNE COUNTY, 
MISSISSIPPI, AND RUN THENCE EAST FOR 420.0 FEET TO THE CENTER LINE OF 
THE DENHAM-PROGRESS PUBLIC ROAD; THENCE IN A NORTHWESTERLY DIRECTION 
ALONG SAID CENTER LINE FOR 210.0 FEET; THENCE WEST FOR 420.0 FEET; 
THENCE IN A SOUTHEASTERLY DIRECTION PARALLEL WITH THE SAID ROAD FOR 
210.0 FEET TO THE POINT OF BEGINNING, CONTAINING TWO (2.0) ACRES, MORE 
OR LESS. TRACT 2: COMMENCING AT THE NORTHWEST CORNER OF THE SE 1/4 OF 
THE NE 1/4 OF SECTION 29, TOWNSHIP 8 NORTH, RANGE 5 WEST, WAYNE COUNTY, 
MISSISSIPPI, AND RUN THENCE SOUTH 730.0 FEET, THENCE EAST 300.0 FEET; 
THENCE RUN NORTH 34 DEGREES 45 MINUTES WEST FOR A DISTANCE OF 210.0 FEET 
TO THE POINT OF BEGINNING OF THE LAND TO BE DESCRIBED AND CONVEYED 
HEREIN; THENCE RUN EAST FOR A DISTANCE OF 420.0 FEET TO THE CENTER LINE 
OF THE DENHAM-PROGRESS PUBLIC ROAD; THENCE IN A NORTHWESTERLY DIRECTION 
ALONG SAID CENTER LINE FOR 105.0 FEET; THENCE RUN WEST FOR A DISTANCE OF 
420.0 FEET; THENCE RUN IN A SOUTHEASTERLY DIRECTION PARALLEL WITH THE 
SAID ROAD FOR 105.0 FEET TO THE POINT OF BEGINNING, CONTAINING ONE (1) 
ACRE, MORE OR LESS.
 
BEING THE SAME PROPERTY CONVEYED BY FEE SIMPLE DEED FROM ROBERT JASON 
WEST TO SYLVIA SINGLEY DATED 06/30/2005 RECORDED ON 06/30/2005 IN BOOK 
1138, PAGE 556 IN WAYNE County RECORDS, STATE OF MS.
 
I will only convey such title as is vested in me as Substitute Trustee.
