WHEREAS, on March 26, 2020, Karey Brown, executed a Land Deed of Trust
to John R. Gunn, Trustee for the benefit of First State Bank, which Deed
of Trust was recorded April 2, 2020, in the Land Deed of Trust Records
as Instrument 202000814 in the Chancery Clerk's Office of Wayne County,
Mississippi,
WHEREAS, default has been made in the payment of the indebtedness
secured by said Deed of Trust and the legal holder of the note secured
by said Deed of Trust has requested the undersigned to sell said
property for the purpose of satisfying the indebtedness and cost of
sale.
NOW, THEREFORE, notice is hereby given that the undersigned Trustee
will, on the 18th day of November, 2022, offer for sale at public outcry
and sell during the legal hours of sale, being between the hours of
11:00 a.m. and 4:00 p.m. at the Main Front door of the Wayne County

790.21 feet to the center line of the Betty Sanderson Road, being the
Northeast corner of a 2.90 acres parcel of land recorded in Instrument
201305161; thence South 25 degrees 02 minutes 18 seconds West along the
center line of said road for 315.37 feet to the Southeast corner of said
2.90 acres parcel of land, being the Point of Beginning of the land to
be described; thence continue South 25 degrees 02 minutes 18 seconds
West along said road for 150.00 feet; thence West parallel to the North
line of the NE 1/4 of SW 1/4 of said section for 1233.99 feet; thence
North for 421.64 feet to the North line of the NE 1/4 of SW 1/4 of said
Section 18; thence East along said North line for 922.48 feet to the
Northwest corner of said 2.90 acres parcel; thence South along the West
line of said 2.90 acres for 285.74 feet to the Southwest corner of said
2.90 acres parcel; thence East along the South line of said 2.90 acres
parcel for 375.00 feet to the Point of Beginning, containing 10.00
acres, more or less. Land being subject to the right-of-way of the Betty
Sanderson Road and land being subject to an easement along an existing
gravel driveway that runs through the above described 10.00 acres.
together with all and singular the improvements situated thereon and
hereditaments and appurtenances thereunto belonging.
Title to said property is presumed to be good but I will convey only
such title as is vested in me as Trustee.
The aforesaid property will be sold and conveyed without covenants of
representation or warranty, and subject to taxes, if any, which may be
outstanding.

WHEREAS, on August 28, 2020, Ambria Jessicalena Powe and Eric Donshae
Leverette, a married couple, executed a Deed of Trust to Tim Williams,
Trustee for the benefit of 21st Mortgage Corporation, 620 Market Street

Notice is hereby given that the BOARD OF SUPERVISORS OF WAYNE COUNTY, MS
will receive bids for the purchase of the following:
LEASE PURCHASE OF ONE MINI EXCAVATOR 309
Competitive sealed bids will be received up to Thursday, December 15,
2022 at 10:00 a.m. in the Board of Supervisors Office. The physically
address to the Board of Supervisors office is 609 Azalea Drive,
Waynesboro, MS, 39367.
Specifications:
Net horsepower at 2200 rpm shall be at least 70.3hp, The machine must be
CR (Compact Radius) with a maximum of 12" of overhang over the side of
the tracks in the standard configuration Operating weight with the cab
option shall be at least 20,731 lb, Lift capacity without bucket fitted,
blade down, and std stick shall be no less than 7,376 lb, Maximum
digging depth with a long stick shall be at least 15'3" (4650 mm),
Maximum digging height with a long stick shall be at least 23'1" (7032
