SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on July 3, 2003, James Eric Davis and Jennifer Davis, husband
and wife executed a certain deed of trust to Emmett James House or Bill
R. McLaughlin, Trustee for the benefit of Union Planters Bank, National
Association which deed of trust is of record in the office of the
Chancery Clerk of Wayne County, State of Mississippi in Book 1104 at
Page 186; and
WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by
instrument dated May 9, 2022 and recorded in the aforesaid Chancery
Clerk's Office in Instrument No. 202201466; and
WHEREAS, default having been made in the terms and conditions of said
deed of trust and the entire debt secured thereby having been declared
to be due and payable in accordance with the terms of said deed of
trust, Regions Bank d/b/a Regions Mortgage, the legal holder of said
indebtedness, having requested the undersigned Substituted Trustee to
execute the trust and sell said land and property in accordance with the
terms of said deed of trust and for the purpose of raising the sums due
thereunder, together with attorney's fees, trustee's fees and expense of
sale.
NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of
trust, will on August 25, 2022 offer for sale at public outcry and sell

the Southerly edge of Patton Creek at low tide intersect, said point
also situated 4141.2 feet East and 2655.6 feet South of the Northwest
Corner of said Section 18; thence South 39 degrees 50 minutes East along
said Highway #45 for a distance of 240.0 feet; thence North 50 degrees
10 minutes East for a distance of 500.0 feet to the POINT OF BEGINNING
of the lot to be described and conveyed; thence North 50 degrees 10

REQUEST FOR PROPOSALS FOR ARPA ENGINEERING SERVICES
Hiwannee Water Association, Waynesboro, Mississippi, requests proposals
from qualified firms or individuals to provide engineering services for
work related to the implementation of the American Rescue Plan Act
(ARPA). You are invited to submit a proposal, in accordance with this
request to the Hiwannee Water Association. 929 Wayne Street, Waynesboro,
MS 39367, no later than 4 P.M., on September 8, 2022.
The Engineer will be responsible for performing all engineering services
through project closeout in accordance with federal, state and local
law, regulations and policies. The scope of work includes but is not
limited to the following: 1) prepare preliminary engineering report and
cost estimates for proposed ARPA applications, 2) prepare plans and
specifications, 3) distribute bid document, 4) assist in bid opening and
prepare bid tabulation, 5) assist in the execution of construction
contracts, 6) hold pre-construction conference, and 7) perform
construction inspection including periodic reports and approve all
payment requests.
The Hiwannee Water Association is an Equal Opportunity Employer. The

Woman-owned Business Enterprises (WBEs) to submit proposals.
Additionally, Section 3 of the Housing and Urban Development Act of
1968, as amended (12U.S.C. 17010), requires to the greatest extent
feasible, that opportunities for job training, employment, and other
economic opportunities be given to low and moderate income residents of
the project area. Section 3 also requires, to the greatest extent
feasible, that contracts for work in connection with the project be
awarded to Section 3 eligible business concerns.
All proposals must be submitted in a sealed envelope and marked with the
following language: "Proposal for ARPA Engineering Services.
"Proposals will be evaluated on the following factors: Qualifications
(40 Point), Experience (40 points, and Capacity for performance (20
points). To be evaluated properly, the following must be addressed in
detail: Qualifications- List of qualification of persons to be assigned
to project, Experience -- Information regarding the firm's experience
and the projects previously undertaken, Capacity for Performance --
Identify the number and title of staff assigned to provide services.
Hiwannee Water Association will designate a selection committee to
evaluate each proposal. The selection committee may hold proposals for
a period of up to thirty (30) days for the purpose of reviewing and
investigating the proposals' content. Hiwannee Water Association
reserves the right to reject any and/or all proposals.
Hiwannee Water Association will award a contract with the qualified firm
or individual whose proposal has the highest number of cumulative points
and determined to be the most advantageous to Hiwannee Water
Assoication, price and other factors considered. The contract will
include scope and extent of work and other essential requirement. An
individual contract will be executed for each awarded project. Hiwannee
Water Association has the authority to terminate the selection at any
time.
