SUBSTITUTED TRUSTEE'S NOTICE OF SALE

WHEREAS, on July 3, 2003, James Eric Davis and Jennifer Davis, husband

and wife executed a certain deed of trust to Emmett James House or Bill

R. McLaughlin, Trustee for the benefit of Union Planters Bank, National

Association which deed of trust is of record in the office of the

Chancery Clerk of Wayne County, State of Mississippi in Book 1104 at

Page 186; and

WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by

instrument dated May 9, 2022 and recorded in the aforesaid Chancery

Clerk's Office in Instrument No. 202201466; and

WHEREAS, default having been made in the terms and conditions of said

deed of trust and the entire debt secured thereby having been declared

to be due and payable in accordance with the terms of said deed of

trust, Regions Bank d/b/a Regions Mortgage, the legal holder of said

indebtedness, having requested the undersigned Substituted Trustee to

execute the trust and sell said land and property in accordance with the

terms of said deed of trust and for the purpose of raising the sums due

thereunder, together with attorney's fees, trustee's fees and expense of

sale.

NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of

trust, will on August 25, 2022 offer for sale at public outcry and sell

within legal hours (being between the hours of 11:00 a.m. and 4:00

p.m.), at the South Door of the County Courthouse of Wayne County,

located at 609 Azalea Drive, Waynesboro, MS 39367, to the highest and

best bidder for cash or certified funds the following described

property situated in Wayne County, State of Mississippi, to-wit:

A certain parcel of land situated in the S1/2 and the NE1/4 of the N1/2

of SE1/4 of Section 18, Township 8 North, Range 6 West, Wayne County,

Mississippi, more fully described by metes and bounds as follows,

to-wit:

Commencing at a point where the Easterly right-of-way of Highway #45 and

the Southerly edge of Patton Creek at low tide intersect, said point

also situated 4141.2 feet East and 2655.6 feet South of the Northwest

Corner of said Section 18; thence South 39 degrees 50 minutes East along

said Highway #45 for a distance of 240.0 feet; thence North 50 degrees

10 minutes East for a distance of 500.0 feet to the POINT OF BEGINNING

of the lot to be described and conveyed; thence North 50 degrees 10

minutes East for a distance of 200.0 feet; thence North 39 degrees 50

minutes West for a distance of 150.0 feet; thence South 50 degrees 10

minutes West for a distance of 200.0 feet; thence South 39 degrees 50

minutes East for a distance of 150.0 feet to the point of beginning.

WHEREAS, on January 9, 2018, Annie P. Mitchell executed a Deed of Trust

to Donald G. Griffin, Trustee for the benefit of Community Bank of

Mississippi, which Deed of Trust was recorded on January 18, 2018, as

Instrument No. 201800154 in the office of the Chancery Clerk of Wayne

County, Mississippi, to-wit:

WHEREAS, the aforesaid Community Bank, the holder of said deed of trust

and the note secured thereby, substituted Paul D. Walley, as Trustee

therein, as authorized by the terms thereof, by instrument dated June

22, 2022 and recorded June 24, 2022 as Instrument #202201910 in the

office of the aforesaid Chancery Clerk of Wayne County, Mississippi; and

WHEREAS, default having been made in the terms and conditions of said

deed of trust and the entire debt secured thereby, having been declared

to be due and payable in accordance with the terms of said deed of

Block 48 and on the South line of Court Street a distance of 335 feet

Northeasterly from the Northwest corner of Block 48; thence in a

Southeasterly direction at right angles to Court Street a distance of

230 feet to a point: thence in a Northeasterly direction parallel with

Court Street a distance of 90 feet to a point; thence in a Northwesterly

direction at right angles to Court Street a distance of 230 feet to the

North Line of Block 48 and the South line of Court Street; thence in a

Southwesterly direction along said line a distance of 90 feet to the

Point of Beginning, lying and being in Block 48 of the City of
