SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on the 22nd day of October 2021, Donald Brown executed a
certain Deed of Trust to Thomas R. Hudson, Trustee, for the benefit of
BankPlus, which Deed of Trust was recorded in the office of the Chancery
Clerk of Wayne County, Mississippi, and recorded in Deed of Trust Inst.
202103390 Page 1 Book 13 of the land records; and,
WHEREAS, Simpson Law Firm PA has been substituted in the place and stead
of Thomas R. Hudson, Trustee for BankPlus, said Appointment of
Substitute Trustee being recorded in Instrument 202201454 Page 1 of 4 of
the records of the Chancery Clerk of said County; and,
WHEREAS, fee simple title is vested in Donald Brown; and,
WHEREAS, default having been made in the terms and conditions of said
Deed of Trust and the entire debt secured thereby having been declared
to be due and payable in accordance with the terms of said Deed of
Trust, the legal holder of said indebtedness, BankPlus, having
requested the undersigned Substituted Trustee to execute the trust and
sell said land and property in accordance with the terms of said Deed of
Trust and for the purpose of raising the sums due thereunder, together
with attorney's fees, trustee's fees and expense of sale.
NOW, THEREFORE, Simpson Law Firm PA, Substituted Trustee in said Deed of

said center line for a distance of 103.73 feet; thence South 35 degrees
22 minutes West along said center line for a distance of 53.75 feet;
thence South 47 degrees 29 minutes West along said center line for a
distance of 56.05 feet to the South line of the SW 1/4 of NE 1/4; thence
East along said forty line for a distance of 204.21 feet to the Point of
Beginning, containing 2.42 acres, more or less.
Land being situated in the SE 1/4 of NE 1/4 and in the SW 1/4 of NE 1/4
of Section 3, Township 7 North, Range 7 West, in Wayne County,
Mississippi.
Improvements thereon bear the Municipal Address of 44 Oakview Drive,
Waynesboro, Mississippi.

WHEREAS, on July 3, 2003, James Eric Davis and Jennifer Davis, husband
and wife executed a certain deed of trust to Emmett James House or Bill
R. McLaughlin, Trustee for the benefit of Union Planters Bank, National
Association which deed of trust is of record in the office of the
Chancery Clerk of Wayne County, State of Mississippi in Book 1104 at
Page 186; and
WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by
instrument dated May 9, 2022 and recorded in the aforesaid Chancery
Clerk's Office in Instrument No. 202201466; and
WHEREAS, default having been made in the terms and conditions of said
deed of trust and the entire debt secured thereby having been declared
